Why This Building

The dream of the Duchess

We adore Del Ray. We never want to leave it. We want to raise our family here, grow old here, and be woven into the fabric of this neighborhood for the rest of our lives. That's not a business strategy. That's just true.

So when we started dreaming about what Neuhoff Ranch could be, the question was never really "where should we put it?" The question was "how do we make it permanent?" How do we make something that belongs here as much as we do — something that brings the community together and strengthens the human connection of the community?

We believe the answer is 2100 Mt. Vernon Ave. A corner building that has stood on this street for over a hundred years, with rooms that were already a kitchen, a dining room, a living room. The bones of Neuhoff Ranch were already there. We just had to see them.

"To live above your business, on the avenue you know, in a building that's been part of this neighborhood for over a hundred years is a declaration of love for such a special place."

Why It Fits

A building that reflects the brand

Neuhoff Ranch is about home — homegrown hospitality, hosting, and entertaining. The Duchess isn't just a commercial space. It is, literally, a home. Built as one, lived in as one, and now becoming one again in the fullest possible way.

01
It's a home
The building was designed as a residence — the rooms on the first floor are already a kitchen, a dining room, a living room. We're not converting a retail box. We're breathing new life into rooms that already know what they're for. The concept and the building were made for each other.
02
Southern warmth meets international craft
LB grew up in Dallas. Jonathan grew up in New Jersey. Del Ray sits beautifully between those worlds — warm and unpretentious, with a taste for things done with care and quality. The Duchess reflects that duality: a Southern instinct for gathering, a Northern and international eye for design and craft.
03
Historic, like the neighborhood
Del Ray's character comes from its early 20th century bones. The Duchess — built in 1914, over 110 years ago — is part of that story. Walking into a 110-year-old home to buy a handthrown bowl or attend a supper club is exactly the kind of layered, irreplaceable experience that can't be built in a newer building.

Over 110 years
on Mt. Vernon Avenue

This building has seen Del Ray become what it is. It predates the neighborhood's annexation by the City of Alexandria and every wave of change since. When Neuhoff Ranch opens its doors here, it will be the newest chapter in a very long story. We intend to write it well — and stay long enough to see what comes after.

The Neighborhood

We never want to leave.
So we're putting down roots.

Del Ray is the kind of neighborhood people move to and never want to leave. The neighbors know each other. The restaurants are full of regulars. The Saturday Farmer's Market is a social event as much as a market. First Thursdays turn the whole avenue into a block party.

We are part of this community — not as observers, not as transplants with a business idea, but as neighbors who are raising a family here, who walk these streets daily, who eat at these restaurants and support these shops. Neuhoff Ranch isn't an outside concept coming in. It's an inside idea finally getting a home.

To be such a critical part of the community by living on Mt. Vernon Avenue — above the store, on the avenue, visible and present and invested — is an extraordinary opportunity. It's how you become woven into a place. It's how you earn the right to call it yours. And it's how you make something that lasts.

The Amazon HQ2 Effect

Adjacent National Landing is home to Amazon's HQ2, generating sustained income growth in the immediate trade area. Del Ray is the neighborhood those households want to live in. The demographic tailwind for an accessible luxury home goods concept is real, growing, and right here.

The Space

Room by room

The first floor of a 110-year-old Victorian isn't one open plan. It's a series of distinct rooms with character and history. That's not a constraint. That's the entire concept.

1,075 SF · Ground Floor
Retail + Bar
Three rooms — The Kitchen, The Dining Room, The Living Room. Each with a distinct product focus. The back opens to the wine bar: small bites and wine on the tableware you can take home.
947 SF · Rear Building
The Event Space
A separate rear structure for private events, Home School workshops, Ranch Table dinners, and brand buyouts. Flexible layout: long table, classroom, or cocktail. Up to 30 seated indoors.
Outdoor · Rare on the Avenue
The Garden
A lush backyard that almost doesn't exist in Del Ray. String lights. Farm tables. Up to 50 seated. April–October primary season; heated tent for the shoulder months.
Upper Floor
Home
LB and Jonathan move in. They raise their family on Mt. Vernon Avenue. They are neighbors before they are owners — present, invested, and visible on this street every single day. They also eliminate a $4,500/month personal mortgage, adding $54,000/year in effective income that helps service the SBA debt and get the business to profitability faster. The personal and financial case are the same case.
The Financial Case

Owning beats renting —
and the numbers prove it

Buy vs. Lease — Side by Side

Monthly SBA debt service: $27,227. Equivalent market lease on 2,022 SF at $160/SF: $26,960/month. Ownership costs the same as renting — except every payment builds equity in a Del Ray property appreciating at 4–8%/yr.

The Live-Above Advantage

By moving in upstairs, LB and Jonathan eliminate their personal $4,500/month mortgage. That's $54,000/year that helps service the SBA debt, cover early operating gaps, and accelerate the path to profitability — while they build a life on the avenue they love.

The Vision

"In ten years, people will say Del Ray wouldn't be Del Ray without it."

The Duchess of Del Ray is more than a building. It's the anchor. The gathering place that was missing and now can't be imagined as missing. It's where we want to live. Where we want to raise our family. Where we want to be a critical, permanent, beloved part of this community.

A home. For a business about home. On a street we love. Built in a building that has been standing since 1914 and will be standing long after us.
